The Inspection
What is included in a standard home inspection?
A standard home inspection is a visual examination of a home’s major systems and components, including the roof, exterior, foundation and structure, plumbing, electrical, heating and cooling, and interior. I operate standard appliances and systems using their normal controls to check for proper operation and leaks, walk the exterior and roof where it is safe to do so, and enter accessible crawlspaces and attics to look for stains, damage, and other concerns. The interior inspection covers bathrooms, kitchens, windows, and the heating and air conditioning equipment. The goal is a clear picture of the home’s condition and its material defects at the time of the inspection.
It is equally important to understand what a home inspection is not. It is not a code-compliance inspection, a warranty, or a pass/fail grade, and it does not predict how long a component will last. It is non-invasive: I do not open walls, move furniture or personal belongings, or dismantle equipment, so areas blocked by a homeowner’s possessions cannot be evaluated. Specialized concerns such as pests, sewer laterals, or environmental testing fall outside a standard inspection and are handled by dedicated specialists.

How long does a home inspection typically take?
The inspection of an average-size single-family detached house takes between 2.5 and 4 hours. A useful rule of thumb: about 45 minutes to an hour on the exterior, plus about an hour per 1,000 square feet of interior space, plus 20 to 45 minutes in the crawlspace depending on size. Houses on slab foundations and newer planned developments tend to be faster because there is no crawlspace and the exterior is simpler.
A condo inspection typically takes between 45 minutes and 1.5 hours. Exterior features that affect the unit owner—balconies, decks, stairwells—extend the time.
One factor that can lengthen any inspection is the time spent discussing findings with the client. We treat the inspection as a teaching opportunity and take whatever time is needed to answer your questions clearly.
Should I be present during the home inspection as a buyer?
Being present for at least part of the inspection is well worth it, and we encourage every buyer to do it. Walking through the house with your inspector gives you a chance to ask questions, understand the inspector’s concerns, and leave with a clear picture of what needs attention now and what can wait. You will sleep better that night.
This matters especially with older houses and recently flipped homes. Pre-1960s homes in East Bay neighborhoods often have foundations, electrical systems, and plumbing that have been patched and modified over decades. A flipped home may look move-in ready while hiding deferred maintenance beneath fresh paint, new carpet, and new fixtures. Being present lets your inspector walk you through what is original, what has been changed, and what deserves a closer look before you close. An informed buyer can then decide how much they want to take on, or simply accept the quirks that come with that neighborhood.
Should I be present during the home inspection as a seller?
It helps, especially if your home has major upgrades or specialized systems. Sellers who understand what was upgraded and who did the work can answer questions the inspector might have. A seller who knows their HVAC system was installed by a licensed local contractor can contact that contractor if the inspector finds installation questions. That kind of clarification improves the report for everyone and may allow repairs before the inspection is even completed.
Specialized systems deserve the same attention. Grey water systems and dedicated drainage systems built to manage surface or subsurface water around a property are not always visible. Much of that infrastructure may be buried, tucked under a deck, or hidden beneath vegetation. A seller who can explain what was installed, and why, gives the inspector a more complete picture.
The inspection is not an adversarial process. Any qualified inspector working the same house should find the same conditions and reach similar conclusions. A listing inspection may be the first time a seller learns that something was not done properly—and gives a chance for repair before listing.

What is the difference between a home inspection and a home appraisal?
A home inspector evaluates the physical condition of the property. A home appraiser determines its market value. Both are neutral professionals who should reach similar conclusions regardless of who hired them, and both provide information the client uses to make decisions. The distinction is scope: the inspector examines the entire building for safety issues and general condition, while the appraiser compares the home’s features to similar properties in the area to generate a dollar valuation.
How soon can I schedule an inspection in the East Bay?
Lead time varies by season but typically ranges from next day to about a week out. The easiest way to see current availability is to visit the online scheduler. If you have questions before booking, you can also call or email directly.
Pricing and Fees
How much does a home inspection cost in the San Francisco Bay Area?
Home inspection fees are based on property type and size. For a single-family house, fees start at $640 for homes under 1,000 square feet and range up to $1,060 for homes over 4,200 square feet; an average-size house around 1,700 square feet runs $710. Condo fees start at $505. Additional costs apply for detached studios, in-law units, extra kitchens, pools, and multi-unit buildings. Properties more than 25 miles from Castro Valley may also carry a travel surcharge.

Are there additional travel fees for cities based on distance?
Most East Bay cities are within the standard service area at no additional charge, including Oakland, Hayward, San Leandro, Fremont, Dublin, Pleasanton, Richmond, Concord, and Walnut Creek. A travel fee of $65 applies to properties more than 25 miles from Castro Valley, or when reaching the property requires crossing one of the local bridges. Properties on the Peninsula, in San Jose, or south of Fremont and Milpitas typically fall into this range, as do cities in the North Bay and areas east of Livermore.

Do you offer a discount for pre-offer inspections?
Pre-offer inspections are discounted $200 off the standard fee. It’s the same inspection; you just pay the discount back when you need the written report. The full inspection is performed with the same scope and level of detail, but the written report is not prepared until you need it. If the findings are more than you want to deal with, or your offer is not accepted, there is no need for a written report and the $200 discount is yours to keep. Once you are in contract—or within a month or so after moving in—you can request the written report.
During the inspection, findings are discussed in whatever format works best for you: a walkthrough of the house, a conversation at the end, or a phone call if you can’t attend.

What payment methods do you accept for inspection services?
Payment is due at the time of inspection and can be made by check, cash, Venmo, Zelle, or Cash App. Credit cards are not accepted. If you will not be present at the inspection or do not have a check available, a two-week invoice can be arranged. For buyer inspections, bill-to-escrow is also available with a $125 fee, which should be requested before or at the time of inspection.
Is there a surcharge for weekend inspections?
Saturday inspections carry no surcharge. Sunday inspections add $200 to the standard fee.
East Bay Technical Expertise
What is the BAAQMD gas appliance regulation and does it affect my home sale?
It only affects you when a gas furnace or water heater needs replacing, at which point the new unit must be zero-NOx—in practice a heat pump or electric model. You are not required to replace a working gas appliance, and the rule does not apply to gas stoves, dryers, or any other gas appliance. The regulation itself, BAAQMD’s amended Regulation 9, Rules 4 and 6, sets zero-NOx emission standards that will end the sale of new natural gas water heaters and furnaces across the eight Bay Area counties. The standard for natural gas water heaters under 75,000 BTU/hr is currently set for January 1, 2027, though in July 2026 the Air District proposed extending that deadline by one year to January 2028; furnaces follow January 1, 2029.
The practical concern for East Bay sellers is the electrical work a zero-NOx replacement can trigger. A hybrid heat pump water heater draws less power than buyers expect, typically a 30-amp double-pole circuit, and many 100-amp panels can handle that load. What forces major electrical work is usually the panel, not the appliance: a full or older panel with no open slots, or a fuse panel that has to be converted to breakers. A tankless electric water heater is the exception—it commonly needs 40 to 60 amps across multiple circuits, and in whole-house sizes can demand 100 amps or more, which can push an older home into a 200-amp service upgrade.
The only reliable way to know is a load calculation under NEC Article 220, not a look at the panel’s amperage rating alone. This matters most in older Oakland, Hayward, and San Leandro housing stock still on original fuse panels or 100-amp service, where a routine water heater replacement can cascade into a panel upgrade. If you own older gas appliances, expect buyers to raise this in negotiations.
Is a seismic retrofit required for older homes in Hayward or Oakland?
Seismic retrofits are not required for properties in Hayward, Oakland, or elsewhere in the East Bay. However, they are strongly recommended, and the older the house the greater the need.
Homes built before 1940 often lack sufficient rebar, anchor bolts, and other hardware connecting the house to its foundation. The bolts and metal connectors that do exist may be heavily corroded and significantly weaker than when installed. Homes built between 1940 and 1990 frequently have insufficient anchor bolts, lack cripple wall reinforcement, and are missing other methods of positive connection between the house and its foundation.
For a simple single-story home, the cost of a basic seismic retrofit may be comparable to just a few years of earthquake insurance premiums. Multi-story homes, hillside properties, and homes in special zones such as liquefaction areas will typically cost more. For current retrofit standards and recommendations, consult a licensed contractor familiar with seismic work in the East Bay.
How do I know if my East Bay home has been properly seismically retrofitted?
Hire a qualified home inspector to enter the crawlspace and check the actual retrofit hardware, because a retrofit’s quality lives in details you can’t see from the living room. During the inspection I get under the house and look at the anchor bolts connecting the sill plate to the foundation and the metal connectors and bracing panels tying the cripple walls together. Retrofit codes have improved over the years, so work that met the recommendations 20 years ago often looks dated today—with round washers or undersized bearing plates where current standards call for larger square bearing plates. The two defects I find most often are loose nuts on the anchor bolts and missing fasteners in the metal connectors. The reassuring part is that almost any retrofit is an improvement over the original unbolted or partially bolted construction common in older East Bay homes.

What are common issues found in East Bay homes built between 1940 and 1970?
Homes built in the East Bay between 1940 and 1970 share a predictable set of findings: knob-and-tube or aluminum wiring, outdated electrical panels, aging galvanized supply pipes, corroding cast iron drains, and missing seismic connections. These reflect the postwar boom that shaped Hayward, San Leandro, Oakland, Fremont, and the surrounding communities. Unless a home has been upgraded, they show up again and again across inspections.
Electrical: Knob-and-tube wiring is common in the earlier homes of this era, and some homes built into the early 1960s still have it, either throughout or in portions. Homes built or rewired from the mid-1960s into the mid-1970s may instead have single-strand aluminum branch wiring, where the trouble shows up at connections rather than in the wire itself. Either type should be evaluated by a qualified electrician, and homeowners insurance is increasingly difficult to obtain on homes with active knob-and-tube or unremediated aluminum wiring.
Electrical Panels: Outdated panels are a frequent finding. Federal Pacific “Stab-Lok” and Zinsco panels are the most flagged, with a documented history of breakers that can fail to trip, but older Pushmatic panels, certain vintage Square D units, and original fuse panels also come up regularly. None of these are inherently a crisis, but they should be evaluated by a licensed electrician, and replacement is a common recommendation.
Plumbing (Supply): Galvanized steel water supply pipes were standard through the late 1960s. With a typical service life of 40 to 50 years, virtually all original galvanized pipe in these homes is well past its useful life and at risk for leakage and reduced water flow.
Plumbing (Drains): Cast iron drain lines are typical in homes of this era and are usually still functional. The exception is the branch line running from the kitchen to the sewer lateral, where grease and kitchen waste accelerate corrosion. Heavy rust, active leakage, and corrosion stalactites are common findings in these lines.
Seismic Connections: Homes from this period frequently have insufficient anchor bolts and lack shear walls and other positive connections between the house and its foundation.
Asbestos-Containing Materials: Asbestos was commonly used in insulation, siding, floor tiles, roofing, and other building materials through the late 1970s. When undisturbed, these materials are generally not an immediate concern, but identification and testing require a qualified specialist.

How does Hayward Fault proximity affect a home inspection?
Proximity to the Hayward Fault does not change how I inspect an older home in Hayward, Castro Valley, San Leandro, or the Oakland neighborhoods the fault runs through, because seismic vulnerability comes from a house’s construction and retrofit status, not its distance from a fault line. At least six major faults cross or affect the Bay Area, so nearly every East Bay home faces meaningful earthquake risk regardless of which fault it sits closest to.
During an inspection I look for the specific components that determine how a house performs in an earthquake: foundation anchor bolts tying the framing to the foundation, cripple wall bracing in the crawlspace, and metal framing connectors at key structural connections. Older homes frequently have some or all of these missing or outdated, which is what earthquake retrofitting addresses. I also flag old unreinforced masonry chimneys, which many local structural engineers believe should be removed rather than braced or reinforced. When a chimney is part of a home’s curb appeal, it can be rebuilt as wood framing with a stone or brick veneer, preserving the look without the earthquake hazard of unreinforced masonry.

Is knob and tube wiring still common in older East Bay homes?
Knob and tube wiring is still present in many older East Bay homes, though it is usually partial rather than whole-house at this point. Decades of remodels, additions, and electrical upgrades mean most pre-1950 homes have a mix of newer wiring alongside original knob and tube, with the old wiring most often surviving in areas that were never opened up, such as attic runs feeding overhead lighting. It is common in the older housing stock of Oakland, Berkeley, and Alameda, and it frequently turns up paired with an original fuse panel that was never converted to circuit breakers.
Knob and tube is not automatically a defect, but there are real reasons it draws attention during a sale. It was designed to run in open air and shed heat, so it is not rated to be buried under attic insulation, which traps heat the wiring was never meant to hold. An improperly sized fuse compounds the problem by allowing more current—and heat—than the wiring can safely carry. It is also frequently found improperly spliced or tied into modern wiring by previous owners, which is where the actual hazard usually lies. Some insurers are reluctant to write a policy or will require it be replaced, so it is worth identifying early even when it is functioning without issue.

Are homes in newer Tri-Valley developments prone to specific defects?
Newer homes in Tri-Valley developments like Dublin, Pleasanton, and Livermore typically have fewer defects than older East Bay housing stock, but a handful of issues come up regularly. The most common findings involve the heating and air conditioning units installed in attics, where I often find stains or standing water in the drain pans. I also see the normal effects of framing settling and building materials shrinking as new home framing dries out, which shows up as floor and tile grout cracking, and sometimes as hairline cracks in exterior stucco, faux stone, and hardscaping. These are common and generally fall under routine homeowner maintenance rather than defects, but I still document them so you can know exactly what was found and track it over time.

The Inspection Report
When will I receive my digital inspection report?
The inspection report is typically delivered within 24 to 48 hours after the inspection. More complex properties, such as multi-unit buildings, may take additional time. Before the report is sent, photos are reviewed and the report is proofread for accuracy, so occasional late delivery on the second day is not unusual.
When the report is ready, you will receive an email with a link to access it online. The report remains hosted and accessible for at least 40 days. Plan to download or save a copy for your records, as long-term online access is not guaranteed.
How do I read a narrative inspection report?
A narrative inspection report reads like a document rather than a checklist. The table of contents is the best place to start. It organizes the report by system and component, so you can go directly to the areas most relevant to you.
The introduction pages define the condition ratings used throughout the report—such as good condition, fair condition, and poor condition—so you are not left guessing what those terms mean when you encounter them.
Throughout the report, italic text provides background information on how systems and components work: how surface drains should be maintained, how roof tile underlayments age, or what modern seismic standards require. This context helps explain why a finding matters, not just what was found.
Photos of difficult-to-access areas such as crawlspaces, attics, and roof surfaces are included so you can see conditions that would otherwise be hard to visualize.
The Summary section is divided into two parts. The Health and Safety section appears first and covers findings with direct implications for the safety of occupants. The Component Concerns section follows and covers defects that may cause future damage or be expensive to repair.

What are the most common deal breakers found during a home inspection?
The most common deal breakers are high-cost repairs that affect the safety, insurability, or livability of a home. In the East Bay, the issues most likely to give buyers pause are significant foundation problems, outdated electrical wiring, galvanized water supply pipes past their service life, and roofing at or near the end of its useful life.
Foundation: Significant foundation issues are the highest-cost repair a buyer can acquire. Older homes in Oakland and Hayward frequently have unreinforced, rotated, or deteriorated foundations. Large cracks and foundation rotation can indicate ongoing movement and may require full replacement rather than repair.
Electrical: Homes that still have knob-and-tube wiring or ungrounded wiring throughout typically require a full rewire. Homeowners insurance is increasingly difficult to obtain on homes with these systems.
Plumbing: Galvanized steel water supply pipes have a typical service life of 40 to 50 years. Because galvanized pipe was largely phased out of residential construction by the late 1960s, most existing galvanized pipe in East Bay homes is well past that threshold and a risk for leakage and reduced water flow.
Roofing: A roof at the end of its useful life is a common finding in the East Bay. Composition shingles installed in the early 2000s are now at or near their expected life, with many showing exposed fiberglass and heavy granule loss.
Insurability: Buyers increasingly report difficulty getting or keeping homeowners insurance on hillside properties, heavily treed lots, and homes in high fire risk zones. These conditions don’t always show up as inspection defects, but they can affect a buyer’s ability to insure the home after closing.
My report is 40-plus pages long. Does that mean this house is a lemon?
No, a long report does not mean the house is a lemon. Report length tracks how much house there is to describe, not how much is wrong with it. Most reports run 32 to 42 pages and rarely top 50, and about 8 of those pages are fixed regardless of the property: cover page, table of contents, contract, introduction, and energy efficiency pages. The rest scales with the number of systems. A home with three or four bathrooms, two water heaters, two HVAC systems, and multiple decks or porches runs longer simply because I describe each one, not because anything is wrong with it.

Should I ask the seller to repair every defect found in the report?
No, you should not expect the seller to repair every defect in the report. Unless you are buying new construction, every used home comes with wear and maintenance items that become your responsibility once you take ownership, and a thorough report will list many of them precisely because a good inspection doesn’t skip the small stuff. You would not ask the seller of a used car to fix every paint scratch or seat stain, and the same holds true for a used house.
The productive approach is to talk with your real estate agent and weigh your own risk tolerance when deciding which items to raise. Focus your requests on what matters, and remember that a repair credit is often better than having the seller’s contractor perform the work, because a credit lets you control the repair and choose your own contractor rather than inheriting whoever the seller hired to close the deal quickly.

Does a home inspection report come with repair costs?
No, a home inspection report does not include repair costs. I inspect homes rather than repair them, so I do not have the current, accurate material and labor pricing that an active contractor works with every day. Providing a number would mean guessing, and a guess is worse than no figure at all when you are making decisions about a purchase.
Repair pricing comes down to materials and labor, and both vary widely. Material costs shift with the market, while labor ranges enormously—from a favor traded with a handy neighbor to an insured contractor’s crew carrying payroll, insurance, and overhead. The same repair can carry very different price tags depending on who does it and how, which is why an accurate quote has to come from the contractor who will actually perform the work. What my report gives you instead is a clear, detailed account of what I found, so you can take it to the right contractor and get a real estimate.

Can a home inspection report be used to negotiate credits in a competitive market?
I’m not a real estate agent and can’t give negotiation advice, but a thorough inspection report gives your agent the documented findings they need to make that call. When a listing already includes a seller’s inspection, those known issues are usually priced into the house, so they rarely create new leverage on their own. A short or light report isn’t proof the house is in great shape; it only tells you fewer conditions were written down, and you can’t know whether that reflects a well-maintained home or simply less documentation until you have your own inspection. A thorough pre-offer inspection often surfaces conditions the existing report didn’t capture, which your agent can then weigh in a competitive situation.

What is a pre-offer inspection and how does it help in multiple-offer situations?
A pre-offer inspection is a full inspection performed before you write an offer, without a written report generated up front, so you understand the home’s condition before you commit. In a competitive multiple-offer situation, this lets you submit a stronger, cleaner offer without relying on an inspection contingency that can make your bid look riskier to a seller. When several buyers are competing, the offer with fewer contingencies often stands out, and going in already informed lets you write with confidence rather than guessing. The inspection is complete on its own, and the report is drafted later—only if and when you need it—for the $200 that was discounted up front.

How does a Walk and Talk consultation differ from a home inspection?
A Walk and Talk consultation is a focused, in-person conversation about a property or specific concerns, not a full examination of the entire house. In a standard home inspection I evaluate every accessible system and document my findings in a written report. In a Walk and Talk, I walk the home with you and talk through what I see, and any written commentary is a brief summary of our discussion rather than a full report. It is a useful option when you have questions after reading an existing report, or when you simply want an experienced inspector’s read on a home before making a decision. The goal is straightforward: clear answers and peace of mind.

Why is an 11-month builder warranty inspection necessary for new construction?
An 11-month builder warranty inspection is your last chance to have the builder correct improper installations and minor defects before they become your responsibility. Most builder warranties run one year, so a squeaky floor or a poorly installed fixture that goes unreported after month twelve becomes the homeowner’s problem, not the builder’s. I inspect the home while there is still time to act and document each issue clearly, so you have a list you can hand straight to the builder for repair. I also advise my new-construction clients to keep an ongoing list of concerns they notice during that first year of daily living, then hand it to me at the inspection so nothing gets overlooked in the warranty claim.

Do you provide 4-point insurance inspections for older homes?
I provide 4-point insurance inspections on homes of any age. A 4-point inspection is done for insurance purposes, giving the insurance company the documentation it needs to determine insurability by evaluating the four systems that matter most to insurers: roof, electrical, heating and air conditioning, and plumbing. During the inspection I walk the roof and photograph each slope, take pictures of all sides of the exterior, capture the manufacturer’s panel labels, and document any concerns I find along the way. A 4-point inspection is not a home inspection, since large portions of the home are outside its scope, so if you are buying a home I recommend a full inspection as well.

I don’t bundle pest, roof, or sewer lateral inspections into mine, but I work with trusted specialists in each trade and can connect you with them. When you book through my online scheduler, I forward your request by email and text to the appropriate specialist, and they contact you directly with their availability and pricing. Keeping these as separate specialists means each defect gets documented by someone who inspects that system all day—whether it’s a sewer lateral in an older Oakland or Berkeley neighborhood or a pest report on a Hayward crawlspace—rather than bundled into one rushed pass. Do you offer re-inspections to verify that seller repairs were actually completed?
I do perform re-inspections, though they document that work was done, not that it was done well or to code. Like a standard home inspection, a re-inspection is visual only. I was not present while the work was performed, so I cannot verify anything concealed behind finished surfaces, which is why I encourage contractors to photo-document their work before, during, and after completion. One thing worth knowing: in my experience a meaningful share of requested items are either left incomplete or done improperly. If your goal is to confirm the work, the best approach is to take your original request list and verify each line item with the contractor one by one, because you will often find items that were skipped.

What is an ASHI Certified Inspector, and why is it a higher standard?
An ASHI Certified Inspector (ACI) is a home inspector who has met the American Society of Home Inspectors’ verified experience, examination, and ethics requirements. I hold this credential as ASHI Gold Member #248225. To earn the ACI title, an inspector must pass the National Home Inspector Examination, complete and submit verified reports for at least 250 paid inspections, and pledge to follow ASHI’s Standards of Practice and Code of Ethics. It is a higher standard because the ACI is the only home inspector credential accredited by the National Commission for Certifying Agencies, and because the 250-inspection requirement means the inspector is not learning on the job using your home as practice. The Code of Ethics also keeps the inspection objective by prohibiting conflict-of-interest repair work, so the assessment you receive is unbiased.

What sets a local independent inspector apart from a large franchise company?
An independent inspector gives you more direct time during the inspection and stays reachable long after the report is delivered. When you hire me, you talk to the person who actually crawled the subfloor and walked the roof—not a scheduler or a rotating roster of technicians—and you can call me months later with a question about a finding and reach the same inspector who wrote it. Larger franchise operations often run on volume, which leaves less time to walk a client through the “why” of a defect on site and less continuity when you follow up. I’d rather spend the extra time explaining what I found and documenting it thoroughly than move on to the next appointment.
