What is a 4-Point Inspection?
A targeted insurance inspection covering the four systems that matter most to your insurer — quickly and efficiently.
Overview
A 4-point inspection is an insurance-focused evaluation that examines only the four critical systems insurance companies care about most: electrical, HVAC, plumbing, and roofing. The inspection typically takes about one hour for an average-sized home.
The resulting report follows a format compatible with State Farm's requirements and is accepted across different states and by most major insurers.
Who Needs It
Homeowners applying for or renewing a homeowner's insurance policy — especially on older homes — are frequently required by their insurer to provide a 4-point report before coverage can be issued or continued.
Buyers purchasing homes that are 20–25 years old or more often encounter this requirement during the insurance underwriting process.
Important Note
This report is not a substitute for a home inspection report. A 4-point inspection is limited in scope and does not evaluate the full condition of the property the way a standard home inspection does.

The Four Systems We Inspect
Each system is evaluated for condition, age, and any visible deficiencies that may affect insurability.
Electrical
We assess the main electrical panel, identify wiring types present (copper, aluminum, knob-and-tube), note the condition of visible wiring, and flag any hazards or non-standard configurations that could affect coverage eligibility.
HVAC
Heating and cooling equipment is evaluated for approximate age, operational condition, and type of fuel or energy source. We note the presence of any systems that may be beyond serviceable life or show signs of deterioration.
Plumbing
We identify visible supply and drain line materials (copper, galvanized, cast iron, PVC, polybutylene), document the water heater age and condition, and note any observable leaks, corrosion, or concerns within accessible areas.
Roofing
The roof covering material, approximate age, and general condition are reported. We identify areas showing wear, prior repairs, or potential failure points that insurers commonly flag as coverage concerns.
